7 Tips to hire a great roofing contractor

Your roof is one of the most important parts of your home, so it's essential to hire the right roofing contractor when it needs repairs or replacement. A good roofer will protect your home from the elements and keep you and your family safe and dry. But with so many roofing companies out there, how do you choose the best one? Here are a few tips:


1. Get referrals.

Ask your friends, family, and neighbors for recommendations. They'll be able to tell you about their experiences with different roofing companies and which ones they would recommend.


2. Do your research.

Once you have a few referrals, research each company online. Read reviews, check their ratings with the Better Business Bureau, and make sure they are licensed and insured.

3. MUltiple estimates.

Getting multiple estimates is a good idea but this usually entices a homeowner to choose the cheapest one. While this may seem like  a  good idea you to the truth is: You get what you pay for.


Beware the Bargain Basement Roof

While the lure of a budget-friendly roof replacement is strong, remember: the cheapest option is rarely the best. Chasing the lowest price can often lead to shortcuts and compromises that undermine your roof's performance and longevity. Here's what you might encounter with a bargain-basement roof:

  • Cut-rate materials: Low-quality shingles, underlayment, and flashing may be used, leaving your roof vulnerable to leaks, wind damage, and premature wear.
  • Missing components: Corners are often cut by omitting crucial elements like proper ventilation or drip edge, inviting moisture problems and structural decay.
  • Unseasoned installers: Inexperienced crews may lack the training and skill to ensure a flawless installation, potentially resulting in leaks, improper flashing, and uneven shingle application.


Remember, your roof is your home's first line of defense against the elements. Investing in quality materials, skilled installation, and a reputable contractor might seem pricier upfront, but it translates to long-term savings by avoiding premature repairs and replacements. 4. Ask questions.

5. Get everything in writing.

Once you've chosen a roofing contractor, be sure to get all of the agreements in writing. This should include the scope of work, the estimated cost, the start and finish dates, and the warranty.


6. Negotiate with the right party.

The price of a new roof can vary depending on the size of your home, the type of roof you choose, and the complexity of the job. If you are paying for the roof, negotiate with the roofing contractor to get the best price possible.  HOWEVER....If an insurance claim is involved the negotiating  is the absolute worst thing you can do when your dealing with an insurance claim. This only saves you insurance company money.


Proceeds that are paid by an insurance company are to be used for a repair not a windfall.

Oklahoma's new deductible law follows: "A residential or commercial roofing contractor providing repairs or improvement services to be paid by an insured from the proceeds of a property or casualty insurance policy shall not, as an inducement to the sale or provision of goods or services to an insured, advertise or promise to pay, directly or indirectly, all or part of any applicable insurance deductible or offer to compensate an insured for providing any service to the insured. If a roofing contractor violates the provisions of this section, the insurer to whom the insured tendered the claim shall not be obligated to consider the estimate prepared by the roofing contractor. Every roofing contractor shall provide a written notification of the requirements of this section with its initial estimate. The adjuster or insurer shall provide a written notification of the requirements of this section in the initial estimate relating to the claim." Okla. Stat. tit. 59, § 1151.30 Added by Laws 2022 , c. 331, s. 1, eff. 11/1/2022.


How claim reserves work

1. Initial Assessment: When you file a claim, the insurance company assesses the damage and assigns a preliminary reserve amount based on their estimate of potential repair costs. This estimate considers factors like:

  • Type of damage
  • Location and severity
  • Similar past claims data
  • Building materials and complexity
  • Contractor rates in your area

2. Negotiation and Evidence: You, as the homeowner, have the right to gather your own repair estimates from licensed contractors. If these estimates are significantly lower than the insurance company's reserve, you can present them as evidence and negotiate a revised payout.


3. Reserve Adjustment: If your provided quotes convince the insurance company your actual repair cost will be lower, they will adjust the reserve down. This can be to their financial advantage, saving them money on the payout.


The downsides of chasing a lower reserve


  • Reduced Quality: While a lower reserve might seem favorable, remember it could result in
  • Lower-quality materials used by contractors to fit the adjusted budget.
  • Inexperienced or unlicensed contractors willing to work for less, potentially compromising workmanship and warranty coverage.
  • Potential hidden costs later if shortcuts are taken or repairs are inadequate.
  • Limited Choice: Accepting a lower reserve can restrict your choice of contractors, especially those known for using high-quality materials and skilled labor.


Strategies for a fair outcome

  • Get multiple estimates: Obtain quotes from reputable and qualified contractors familiar with similar repairs in your area. This gives you leverage when negotiating with the insurance company.
  • Focus on quality: Prioritize choosing experienced contractors who use quality materials and offer warranties.
  • Seek professional help: If you're unsure about navigating the claims process or feel the insurance company is undervaluing your claim, consider hiring a public adjuster to advocate for your best interests.


Remember: While negotiating a lower reserve can sometimes be beneficial, prioritize ensuring a quality repair with long-term durability and peace of mind. Don't let the insurance company's potential cost savings come at the expense of your home's protection and value.


So don't listen to your insurance company as their only interest here is their Company Profit by paying as little as possible on your claim. And more and more insurance companies are denying claims all together. So the hardest part is next:


7. Be patient.

It may take some time to find the right roofing contractor for your home. Don't rush the process and be sure to do your due diligence. If a claim is invloved the claim process van be delayed and the insurance company plays you into the frustration hoping that you give up.  DON'T !  Patience is the key many cases.

  • Make sure the roofing contractor is licensed and insured. This will protect you from financial liability if something goes wrong.
  • Ask about the roofing contractor's experience. Choose a contractor with experience in installing the type of roof you need.
